Perhaps for years you’ve dreamt of owning a place in the country – maybe a small ranch in California or a private lakefront lot, or maybe your own ski chalet in the Sierra Mountains. Today’s low real estate prices combined with great interest rates are making it possible for more people to realize this dream. Before you get out your checkbook, here are some things to consider before taking the California Real Estate plunge.

    1. Determine what things are important to you. If you are an avid skier and find yourself spending the equivalent of a mortgage down payment in condo rentals every year, maybe purchasing a property closer to the slopes is just what you need. Keep in mind, however, you won’t have the freedom to move around, so choose a location you’ll want to return to year after year. If you’re only thinking about taking up a new sport or hobby, consider renting for a few seasons to ensure your dream still holds the same appeal once it becomes a reality.

    2. What sorts of ties do you have to your current home? Do the kids come to visit on holidays? How will your having a second home affect your family routines?

    3. Begin to zero in on the perfect location for your rural home by making a list of all areas that fit. List your favorite sports and past times, desirable weather, geography (do you want mountain living or beachfront), available employment opportunities, ethnic or social conditions, taxes and utilities, and price range. Next, do some research and determine which area of California is most compatible with your needs. Try to look through many California home listings, but try to get your list down to about three favorites.

    4. Contact the chamber of commerce and local government agencies for as much information as they will send you and begin compiling a portfolio on each region.

    5. If this is not an area you’ve previously visited, try renting a place for at least a few weeks to get a feel for the place. Another option is to visit some home sitting sites to check for house sitting opportunities in the area. It’s one of the best ways to immerse yourself in an area and feel like part of the community.

    6. Once you’ve planned your visit to California, contact area realtors and make appointments to tour some houses. Send them a list of the properties you want to view as well as your list of criteria and maximum price range. The agent will undoubtedly include other houses on the tour; and you may find it helpful to take notes and pictures of your favorites as they will all start to blend together after awhile.

    7. Revisit your favorite homes, inspecting inside and out, looking for obvious deficiencies such as water stains, leaks, odd smells, leaky faucets, or poor water pressure. Find out the age of the roof, furnace, well and septic (if applicable) and request maintenance records.

One of the most versatile gifts you can give is a gift basket. If you individualize it, it has the potential to be an incredible and memorable present. Break away from the stereotype of what a gift basket means.

A lot of you may think a gift basket isn’t befitting for your 9 year old son, or your sports-obsessed brother. But when you produce the gift basket you may make it anything you want. Just for instance the basket portion does not have to be a conventional wicker basket. The basket may be a baseball cap over turned to hold the other gifts, such as tickets to a game or a rolled up jersey or some favorite snacks and a t-shirt. Or the basket can be a toy truck filled with other little fun toys.

Don’t isolate your gift-giving to only providing present baskets to particular people, whether you choose gift baskets for your parents or basket presents for your old grandma.

One of the reasons it is fun to get a gift basket is because of the diversity of things in it. The gifts in the basket are often times set on a unique motif that suits the individual getting the gift and occasionally it is designed for the occasion too. Are candy gifts most appropriate for the juncture or does the individual truly love sports or flowers?

But when you’re producing a basket you may do whatsoever you want. If you know the person very well you might present a range of things that have no connection or theme, but that features a purpose to the 2 of you.

Many people, young or old, male or female, enjoy a sweet tooth, so do not forget to consider gift basket with sweets. But do not force such desserts on everyone, either!

For the gardener in your life you may present a pleasant watering can as the basket and fill it with vegetable, flower or herb seeds you’re confident he or she will love. You might also add some gardening mitts, little gardening instruments and maybe even a starter flower or plant. Individualize it by including particular items you’re certain he or she will like.

So just set some consideration into the gift basket and the person who will be getting it. Be certain you are aware of any dietary restrictions including food allergies or any particular tastes.

Who doesn’t simply love a trading card game? They come in all types and styles and are very popular currently. Just about every kid and many adults have at least one set of these specially designed collectible cards. There are many different themes as well. Many of the most collected cards seem to be fantasy-related. However, you can also find sets with interesting cartoon characters and others with exciting sci-fi themes. They are usually family-friendly so everyone can join in the game.

Online games became a big fad, but few parents liked to see their kids sitting in front of a computer day in and day out. And the kids get tired of it, too. They like to be able to actually sit down with their friends and interact in adventurous games for kids with some exciting plots and twists. Besides, it’s much more personal to sit down with a pal and play a game. It does more to test your ability and intelligence. But these games for kids have a lot more going for them than just the game. They can turn out to be something that grows in value.

Anyone who values his or her trading card game will want to protect it. The original set they purchase really should last forever. There’s no reason for it not to if you look after it. There a few things you can do, easily, to keep your cards in good condition.

Rather than depend on the small card box your cards came in, you can get special card boxes to hold your cards. These will protect them better than a flimsy cardboard one. You can also buy plastic card sleeves. They are fairly inexpensive and are the very best to keep your cards in great condition.

To understand your objective and to understand what “perfect condition” really is, here are some descriptions of the conditions in which you may find cards. First you have a card that is classfied in mint condition. In this case there are no imperfections in the printing on the card, and there’s no damage at all to the card itself. Although keeping your cards in mint condition is preferable, they will still hold much of their value if they are in what’s called “near mint” condition. Also known as “factory fresh,” collectible cards in this condition may have a very slight variation, or there may be a little damage from handling or storing the cards, but you have to look very closely to notice.

If your collectible cards are in excellent condition, there may be a bent corner or some other minor problem. The descriptions of condition go down from there, to “fine” or “very good,” then “good” followed by “fair.” Fair condition presents collectible cards with severe creases or the corners worn off completely. The “poor” condition is the worst of all. Here you have a seriously damaged card and probably won’t have any remaining value in it at all. Only if it is a very rare card or a limited edition will it maintain any value at all.

Of course, you don’t want to end up with any of these lower conditions, but want your cards to stay at least in near mint condition. They will look great and at some time in the future should you wish to sell or trade them, you can get the best deal.

Bad debt settlement, also known as debt negotiation or debt arbitration, is an approach to debt reduction in which the debtor and creditor settle on a reduced balance that is considered as payment in full of an outstanding debt.

Most importantly, debt settlement is a debt relief option which can prevent vulnerable borrowers from declaring bankruptcy.

If done properly, settled debt can provide you with final closure to your debt problems while avoiding lawsuits, liability or wide garnishments, and, most importantly, eliminating the need to consider filing for bankruptcy.

What is more, for consumers who have heavy unsecured debt, who may be deperate for help with credit card debt, struggling to meet their monthly payments, who are looking for a viable alternative to bankruptcy, bad debt settlement companies offer a totally legal solution.

Debt settlement plans also makes sense from the creditor’s perspective. If a consumer is under financial hardship and files for bankruptcy, the creditor will receive nothing. If the debt is settled, a solution acceptable to both parties is arrived at by a process of negotiation. It is a true win-win situation for both parties. Quite often, particularly in the case of credit card companies, the creditor will not actually lose money due to settlement, they will just make less profit. This is obviously preferable to receiving nothing if the debtor files for bankruptcy.

It may not be possible to emerge from the process with your credit rating entirely unscathed, but debt settlement will be a great deal kinder to your credit rating than bankruptcy or any ongoing debt problems would be.

There are specialist credit settlement companies who make it their business to provide debt relief, help and advice to people just like you.

These debt settlement plan companies employ dedicated professionals who will work on your behalf, taking full advantage of the leverage they have in this situation to achieve substantial reductions in debtors’ unsecured loans.
